Escrow & Settlement Services
Lincoln County Title Company provides escrow and settlement services for the sale, conveyance and financing of residential, commercial and agricultural property. Our processors and closers have experience with all forms of real estate settlement and loan transactions. We use TRID compliant closing software, encrypted email and our underwriters issue lenders insured closing protection letters on our behalf all for your additional protection. IRS Section 1031 Tax-Deferred Exchange Services
Lincoln County Title Company, and/or its affiliated Title Services Escrow & Exchange LLC, provide all manner of real estate specific 1031 Exchange Services. We act as the Qualified Intermediary and Safe Harbor in delayed “Starker” style exchanges. We act as an Exchange Accommodator in Reverse Exchanges. We will provide the exchange documentation necessary in consultation with your accountant, tax professional or attorney. We have a loyal following of attorneys, accountants and auctioneers from South Dakota, Iowa, Minnesota, and beyond, who refer clients to us. Upon request we will be happy to provide references.
Abstract of Title, Ownership & Encumbrance Reports & Title Reports
Lincoln County Title Company is licensed by the South Dakota Abstracters’ Board of Examiners to prepare and certify abstracts of title under bond for property in Lincoln County, South Dakota. We also prepare limited liability title searches: Ownership & Encumbrance Reports, covering a thirty year period; and basic Title Reports covering the period from the last conveyance by warranty deed or judicial action to a present date. Ownership & Encumbrance Reports and Title Reports should not be used as the basis for conveyance or mortgaging real estate but have many other useful purposes for real estate professional such as Realtors, Auctioneers and Attorneys, seeking limited information about a specific property.
